This Client invited us to review an earlier Planning Approval which although difficult to secure was proving to be complex and expensive in moving it towards construction. There were clear planning constraints relating to height, massing, car parking and amenity space in this prominent town-centre site. Our brief was to simplify the geometry and layout of the building-form and avoid the need to create a half-basement to deliver the four-floors of accommodation needed to provide 26no new flats of mixed sizes.
Plan A worked closely with the Local Authority to develop a new proposal that worked within the strict constraints and aspirations of the site, and which we hope will provide an understated new addition to the town centre redevelopment. A significant part of the design included a land-exchange which will enable an additional lane of traffic to be accommodated leading up to a busy junction.
